I am pleased to confirm that the legal fees and expenses for a purchase of a freehold property at this price are: -

1. Purchase Fee £275.00 (if Hale & Hopkins are paying an introduction fee to an estate agent or financial advisor or developer the purchase fee will be higher by that amount.)

3. Government Land Registry Computer Fee £200.00 (see sliding scale)
4. Local Authority Enquiries Search Fee £97.00)
5. Land Registry and Bankruptcy Searches £ 8.00 + £2.00 per name
6. Compulsory Insurance £ 66.00
7. Stamp Duty Return Form £ 48.00
8. Bank Transfer Fee £ 42.00
9 DX Courier Fee £ 24.00

If the Buyer is obtaining a mortgage loan from a mortgage lender, the Buyer should obtain in writing from the lender written details of the expenses and fees in connection with the mortgage loan including valuation fee, arrangement fee, administration and legal fees and in particular any mortgage indemnity or high loan to value fee which can often cost several hundreds of pounds.

It would be helpful to know whether the Seller's Solicitors require a bank telegraphic transfer credit for the purchase monies on completion / key release or whether the funds could be paid over using our Client Account cheque as this would save our Bank's fee for the use of a Bank telegraphic transfer.

If the property is a second-hand Leasehold flat, we make an additional lease examination fee of £150.00 plus VAT for examining the details in the Lease and checking the position on Ground Rent, Service Charges, Buildings Insurance and any other payments required in the Lease.
